Should you fix your house up before putting it on the market? The answer is depends on several factors. When a house is in extreamly poor condition, the expenditures usually outweigh the sale price benefit of the imporvements. For most sellers, paint and new flooring go a long way to maximizing the sales price of a property without large expenditures. On the rare occasion, spending additional money to prepare a house for sale can result in higher net proceeds. For example, when two or more bedrooms share a bathroom, conversion from a single to a double sink adds value and expands the pool of buyers who might be interested in that home. The larger pool of buyers can result in additional competing offers and a significatly higer sales price, above the cost of the improvement. Kitchens tend to be where most sellers hit the mark or loose their shirt. The average buyer desires a big kitchen that is open to the family room. All too often, sellers installed new cabinests and stone counters in theri small galley kitchen, before we have a chance to meet. This adds no value to the average buyer looking for an open concept home, yet it cost the homeowner thousands. In this example, usually the better choice would be to paint the existing cabintry, install prefabed counter tops (If the old counter tops are in poor condition), and let the new buyer remove an existing wall and remodel the kitchen after the sale.
